Fire Sprinkler & Standpipe Systems

Installation, inspection, and testing of wet, dry, and pre-action sprinkler systems and standpipes across California.

What Are Fire Sprinkler and Standpipe Systems?

Fire sprinkler systems are automatic fire suppression systems that detect heat from a fire and discharge water directly onto the source. They are the single most effective fire protection measure available for commercial buildings, reducing property damage by an average of 70% compared to fires in unsprinklered buildings. Standpipe systems are vertical piping networks installed in multi-story buildings that provide water supply connections on each floor for use by firefighters and, in some cases, building occupants.

Together, sprinklers and standpipes form the water-based fire protection backbone of any commercial, industrial, or multi-family residential property. California requires these systems in most occupancy types, and they must be installed, inspected, tested, and maintained in accordance with NFPA 13 (sprinkler installation), NFPA 14 (standpipe and hose systems), NFPA 25 (inspection, testing, and maintenance of water-based systems), and California Title 19.

Types of Sprinkler Systems We Service

Delta Fire Equipment designs, installs, inspects, and maintains every type of fire sprinkler system used in California:

  • Wet Pipe Systems — The most common type, with water-filled pipes and sprinkler heads that activate individually when heat reaches their rated temperature. Ideal for climate-controlled commercial spaces, offices, retail, and residential buildings.
  • Dry Pipe Systems — Pipes are charged with pressurized air or nitrogen instead of water, with a dry pipe valve that releases water when a sprinkler head activates. Used in unheated spaces like parking garages, loading docks, warehouses, and freezer/cooler rooms where pipes could freeze.
  • Pre-Action Systems — A hybrid system that requires two triggers before water is released: activation of a detection device (smoke detector or heat detector) and activation of a sprinkler head. Used in environments where accidental water discharge would cause significant damage, such as data centers, museums, archives, and server rooms.
  • Deluge Systems — All sprinkler heads are open, and the entire system activates simultaneously when triggered by a detection device. Used in high-hazard environments such as chemical storage, aircraft hangars, and industrial processing areas.

Standpipe Systems

Standpipe systems are required in buildings that exceed a certain height or area, providing firefighters with a reliable water supply on every floor without having to run hose lines from the street. Delta Fire Equipment services all three classes of standpipe systems: Class I systems for fire department use, Class II systems for occupant use, and Class III combination systems. We perform installation, flow testing, hydrostatic pressure testing, and annual inspections in accordance with NFPA 14 and California Title 19.

Standpipe testing is particularly critical because these systems often sit dormant for years. Corrosion, valve failure, and pipe obstructions can develop without any visible indication. Our five-year hydrostatic flow tests verify that every standpipe connection delivers the required pressure and flow rate when firefighters need it most.

Inspections, Testing, and Compliance

California Title 19 requires annual inspections and periodic testing for all fire sprinkler and standpipe systems. NFPA 25 provides the detailed requirements for inspection, testing, and maintenance frequencies, including quarterly, annual, five-year, and ten-year intervals depending on the component. Delta Fire Equipment manages the complete inspection lifecycle for your sprinkler and standpipe systems:

  • Annual visual inspections of all sprinkler heads, piping, hangers, valves, and connections
  • Quarterly and annual main drain tests and waterflow alarm tests
  • Annual fire pump flow testing and churn testing
  • Five-year internal pipe inspections and obstruction investigations
  • Five-year hydrostatic testing of standpipe systems
  • Ten-year dry pipe and pre-action valve trip tests
  • Sprinkler head replacement at required intervals

Retrofits and Upgrades

Many older California buildings were constructed before sprinkler requirements were expanded, or their existing systems no longer meet current code. Delta Fire Equipment provides sprinkler retrofit services that bring buildings into compliance with minimal disruption to tenants and operations. We design retrofit systems that work with existing building construction, coordinate with local AHJs for permitting and plan review, and manage the entire installation process from demolition through final acceptance testing.
